With the implementation of the Municipal Property Rates Act (MPRA) of 2004 owners of properties were valued, for the first time according to the Market Value of their property, as opposed to the old Ordinance method which had been used in previous years.
With this new methodology came new regulations and new rights for property owners if they felt that their property had been incorrectly valued.
MAC has submitted well over 1 300 objections on behalf of residents, rate payers as well as third-party objectors,with an 85% success rate

Should your Objection not be adjusted to a suitable value, we will then follow-up with a Appeal submission, and will attend the Appeal Board Hearing on your behalf, where your case will be adjudicated by an expert and independent panel including Attorney's and Valuers.

Residential Mass Appraisal
We have extensive experience in the Residential Property Sector.
Our systems are directly incorporated with GIS data, to ensure that all information correlation and aerial photography data is matched and synchronised with the valuation data.
Our techniques for Mass Appraisal include digitizing of aerial buildings and structures, the creation of Market Report Schedules incorporating Homogenous Norm Areas, together with the integration of billing information, cadastral data and valuation roll data into one unified data set.
We also use GIS data for quality assurance of valuations, as well as data clean up to ensure that the information within the valuation roll is accurate and a true reflection of Market Value for each individual property.
We have also identified a need to integrate data collection and processing as a streamlined, easy to use product and have developed a remote data entry system which is linked to our central data base thus allowing data collectors to view, capture and edit property information on the ground at the click of a button.
